Reno@HollandAve - Final Photos!

hello peeps!!
The Lunar New Year is just around the corner and here's our way of ushering the new year by presenting to our readers one of our completed works!!!
This 3-room flat at Holland Avenue was our first small unit. The unit looked tired and the décor was out of date from the 90s. However, no unit is too small for us!!! It had great potential due to its superb location and views.

The owner, a media professional in his early 40s, wanted a simple, practical and modern flat with adequate storage space.
Dining table was chosen by the owner!! Love the pretty grains!
For a compact flat,  the idea of a small dining table allows for flexibility in the use of the space. Stools can be added to sit six people once the table is being pulled away from the wall.

The owner selected a matt laminate from Lamitak in ‘Iron” or grey and in wood grain. This combination, together with the grey galaxy counter top and silver coloured backsplash gives the kitchen a more masculine look.

A tall boy fits a multi-purpose steam oven and a coffee machine.

Owner opted for laminate flooring for the living, dining and bedrooms. Unlike regular laminates, these are thicker and the grooves gives it a more natural wood floor feel.

Customised shoe cabinet in walnut that serves as a display cabinet and additional seating when the need arises.

A two-panel sliding window with a top hung was chosen to allow breeze in while mirror solar films lets the owner enjoy the views outside while ensuring privacy. Grey ribbons were chosen for the blinds for a more modern look.

The furniture in the living room has a little retro vibe especially these two sitting chairs circa 1950s which have been beautifully restored in red. Heard it was a gift from a friend. LUCKY owner!!!!

The ‘masculine theme’ continues in the bedroom. The study table and low shelves cover unsightly air conditioning trunkings. More importantly, they offer ample storage space for books and dictionaries as well space for a dry-box. Storage bed is also great for an otherwise dead space – perfect for storing luggage.





Notice the Westing House table fan from 1971 salvaged from owner’s mum house and the Plumen light bulb on the Ikea standing light stand.

Guest room is kept simple. Owner got a huge bargain with a pre-loved bed, mattress, side tables and study table from an online listing.

Vanity - finished in the same grey laminate and countertop as the kitchen.
This old flat has a small toilet and a separate shower. Owner installed an additional shower set in case there are guests or should he decide to have a tenant in future. See! small flat can have pretty toilets too!

Reno@HollandAve - updates!

 defects period!
quick look at what has progressed over the weeks.
  1. cleaned up the flooring
  2. touched up the carpentry
  3. installed new glass sliding door to kitchen
  4. installed the glass backsplash to kitchen and vanity
  5. completed all the electrical works

taduh!!! i give you the kitchen - dark grey and woody grains.

Reno@HollandA - Carpentry completed! and Lights installed

Yes, it's another week gone past.
This week, the lights at our HollandA flat has been installed and all the loose wirings have been tied up with the kitchen appliances plus all the electrical faceplates have been mounted on too. The open net guy came in to do the connection too!

So it's been a busy electrical week!
Above: 2 photos features the dining lamp, cove lights and a surface mounted box light.
The home owner has gotten really beautiful recessed downlights and surface mounted lights to shine on the wall. Notice how the aircon is placed on the wall? No trunking....and we did it the legal way too!

See how pretty the cove light flushes against the ceiling? Gives the compact living room loads of bright light and making the area looks bigger and brighter than a dark room.
Let's take a look at the kitchen shall we? The bottom is finished in a pewter laminate while the top is in a wood grain finish. Now waiting for the countertop to be installed before the glass backsplash can  be installed next.

Tracklights at the kitchen area, shining at the cooking hob, sink and bathroom. And that's me carrying James, checking out every crook and cranny!!!

Reno@HollandAve - Carpentry done!


Carpentry is done!! now waiting for the electrical appliances to come in so that we can measure the "Cut Out" of the stove for the countertop. Are you wondering what is this huge grey colour thingy in the photo??? Looks like a mega big gunmetal Fisher and Paykel fridge yah!!!

it's actually a full height cabinet to huge the chute.

Reno@Holland Ave - Carpentry in progress

here's a lovely woody shoe cabinet which the owner has chosen a really fine laminate. We wanted to make it lower to be able to use as a seating bench but if we do that then there wouldnt be much storage left for shoes. So now it's really more of a shoe cabinet.
Let's take a look at the master room. Well! there used to be loads of ductworks under the window and now it's all integrated with a study table cum bookshelf.
 A small cable management here at the study desk area, using the same laminate as the shoe cabinet.
 Master wardrobe

 Vanity. Mirror doors not fixed yet.
 Bottom cabinet with swing doors and open shelves.
 sneak peak at the kitchen area. It's a woody top and dark grey bottom. A new combo which we are trying out!

that's a quick update this week.
