Reno@Sembawang BTO - Living Dining and bathrooms







Really love this photo above!
The dining table together with the chairs were bought online. I totally remembered the time when the couple asked for our opinion on the colour of the chairs and we told them to buy white instead of other colours and seriously I don't regret it!

Don't you think this whole vignette looks perfect?

Ritey...from the dining, let's move onto the bathrooms...
 above: common bath. 
We only added the feature wall, the floor tiles are the existing HDB ones. We kept the floor tiles to save costs and chose a wall tile that would match the existing tiles in the bathroom.
Common bath vanity area.
Toto sink and white solid surface countertop.
The mirror will be installed another day by the contractor.
 Master toilet where the shower head is huge! compared to the common bath.
 The master vanity countertop is finished in a wood top.
The couple has opted for a countertop sink from TOTO.
For the master wardrobe, the same palette is used throughout the whole flat to give it a consistent look. The sides of the wardrobe are finished in a wood laminate with the doors in white. Same as the kitchen. 


 The bedhead wall is finished in a really lovely light blue which is chosen by the couple. And the side table is a bright ocher yellow! So cheery!

Moving on to the living area.
A franc franc patched fabric sofa dominates the living room!

Reno@Sembawang - Final Photos of Kitchen and Shoe Cabinet


Hello Sunday Morning!
Another one of our BTO projects has reached its final league and today we are here to take some photos of the really pretty flat.

Above is the shoe cabinet and a perfectly chosen ceiling light by the couple.

Below are some photos of the beautiful kitchen finished in nice woody grains and our favourite white. For this kitchen, there are no upper cabinets only shelves for display. What we have done here is to add some pretty small task lights under the shelves to bring more focus lights on the kitchen counter top. The hubs has gotten the power track and below is a photo of how it looks. cool huh!

this is our third home which is using these sort of power tracks.

Reno@Sembawang - Carpentry works

Carpentry works have been going for a week now and it's almost near completion. Let's start from the living and entrance foyer where we have the customised tv console and shoe cabinet. The shoe cabinet is specially designed to have the same depth as the existing DB cupboard, therefore, it's much shallower than most shoe cupboards. Doesn't look like the usual DB box now right?

That's because we took out the existing doors and replaced it with new ones so that it looks like one of our cabinets.

For the kitchen, the couple specially requested for side drawers around the kitchen sink. Below are some photos to illustrate what I'm talking about.

And above the kitchen counter, we have 2 long shelves with integrated lights to shine onto the countertop. Really pretty! And the sides of the tallboy was specially chosen by the missus to match the countertop which will be installed later this week. so stay tune for the final looks!

Makes the whole bathroom looks bigger. It's not finished yet, have to wait for the countertop to come in and install the faucets and WC, then the whole bathroom will be complete.

Reno@Sembawang - Carpentry

Carpentry started 2 days ago and the morning half was spent delivering all the carpentry carcasses to the void deck first. unload and then bring them one by one up the lift to the unit itself. Most of the time, the fixing starts after lunch.

So by day 2 to day 3, we should be able to see "something". Yup...and here are the photos!
 Drawers with blum tracks all in. Laminates will be stuck on later.
The group of carpenters, electrician and hubs on site. everyone's looking at the position of the tv console cos that's where the electrician needs to shift the powerpoints and the carpenter to make sure he places the tv console at the right location. And hubs to confirm,double confirm, stamp and chop everything. *kidding*
Works usually start in the kitchen cos that's where the most work is being done. Wardrobe is done concurrently, but because this one is bedroom 3, so it will be the last. The carpenters have started on the master wardrobe first.

Reno@Sembawang - subway tiles ON THE WAY!

Today we dropped by to discuss the carpentry works in detail to the carpenter who also came down to do the site measurements before the work can begin.

The flat is almost completed now leaving the subway tile in progress for the kitchen area. The paint colours have been chosen, the selection of the laminates for the carpentry is almost there too. So it's just leaving some minor details which we will need to finalise again with the couple before we confirm the carpentry again with the carpenter.

Reno@Sembawang - Tiling almost completed and wirings pulled




here's our first update on our Sembawang reno to start the new week! The sequence of works was slightly twisted for this project where we started off with the electrical wirings first then came the tiling works. So for the past 2 weeks, our electrician came down 2 days to orientate himself on the electrical points, data points, switches before he ran the loose wirings on another day.

Next came our tiler who did the living, dining, bedrooms and the toilet tiles.
 bedroom 3 flooring completed with skirting.
 bedroom 2 flooring completed with skirting too
