Reno@H3 Maisonette - New beginnings
YAY! it's mid week already and I can't wait for weekend to arrive. I've just finished a TOP inspection this morning and I'm quite tired after walking the site for 3 hours straight. We walked a total of 8 towers plus basement carpark, which makes it a total of 155 condo units.
rites, enuff complaining and back to home renos!
We are embarking on a new reno journey for one of our maisonettes in Hougang. The concept is pretty similar to the one which we have just completed, called the S Maisonette. The flat is re-designed for a family of 5 = mum + dad + 3sons. The recessed area has been bought by the previous owner, so this saves the hassle for our new home owners one step in making their dream home bigger.
we are in the midst of apply for the HDB renovation permit. So things are going to start moving pretty soon!

Reno@104 LT - Screeding works
For those of you who are "chasing" the progress updates on our 104 LT maisonette, well the screeding works for the living and dining areas have completed! and once the screed has dried off, we can start to lay the flooring! The bathroom shower wall is up and tiling works can commence soon. Waterproofing to the floor currently in progress before we lay the floor tiles. So i guess wet works will have to continue another week to 2 weeks before we can start to see the real beauty!
Upstairs, both bedrooms' wall facing the the staircase were hacked to half height and walls have been screed smooth.

Reno@Segar (4 Room BTO Flat) - Final Photos
Hello Peeps!
It's the weekend again. This week, we are doing a short feature on our recently completed BTO flat in Segar. It's for a family of 5 and with a reno budget of about $25K. We did quite minimal changes to the flat to keep costs low. All the bedrooms were kept. What we did was a shoe cabinet, full kitchen works with granite counter top, wardrobe in the master and a shower wall for the master bath. For electrical, we added the aircon and some rewiring in the kitchen to fit the kitchen appliances, bar counter and lights.
There was a small hack at the kitchen entrance to make it easier to get in and to keep the aircon from flowing into the kitchen, a glass door was added later.

For this home, instead of the usual wood white palette, we have gone for a fabric laminate.

She really wanted a bar counter in the kitchen and was willing to work with just 1 counter for the sink, stove and fridge all tucked side by side on the opposite wall.
We kept all the original HDB floor and wall tiles in the kitchen.

To give the kitchen more added storage, we designed a bottom cabinet right at the end of the counter to house the microwave oven and 2 drawers for kitchenware items.
Here's the other side of the kitchen - fridge, stove, hood, built in oven and sink, topped with granite.
Lucky thing the husband managed to persuade his mother from getting the side by side fridge. If not going to be super tight here.

Reno@Sunshine Court - Electrical works
We have extended the entrance wood tiles longer to receive the shoe cabinet. Our electrician has almost finished pulling all the electrical wires at the ceiling level.

Reno@104 LT - Masonry works
2 weeks have past by!
The new walls have been erected, waterproofing done to the floors. Tile laying is currently in progress. Here are some photos to show the beautiful tiles which the couple has chosen for their bathrooms.
For the common bath downstairs which will be used as a powder room, the walls are going to be clad in a deep blue beveled subway tile. And because there's no shower area here, the wall tiles are just going to tiled half way up. The rest will be finished in plaster and paint.

For both bathrooms upstairs, we are using a flat edge subway tile.
Water pipes laid and so is the waterproofing.
For the balcony, here's the chosen small white square mosaic on the wall! Super cute right?
It's like back in those old days where the playgrounds were all clad in mosaic.
And the men are working over here, laying subway tile to the kitchen backsplash.

Reno@Trivelis II - Carpentry 90% completed!
The carpentry will complete by this week, leaving the electrician to come in to fix up the loose wires. As not all the lights have been purchased by the owner, we will need to wait for awhile for all the light fittings to come in so that the electrician just need to make one trip down here to finish and tidy up his work.
Storage bench at dining area - leaving the cushion seats and backing. Glass swing doors have been installed at the display shelf. Are you wondering why there's a "hole" at the bottom right hand corner of the full height cabinet? Quite an easy guess right?

This week, our electrician is here to pull all the remaining loose wires into the built carpentry and to fix up the lights.
Just tucked outside the kitchen is a full height storage cum pantry. It's not finished yet as we have a customised bar counter to come in later.
For the living, there's a small wall hung tv console for the players.

One of the bedrooms has this flexibility of being a study cum guest room. The owner has requested for a simple bookshelf in the guest room. And to make the whole place and corridor that leads to the rooms brighter, the whole wall was hacked away and to be replaced with bi-fold glass doors.

Reno@Towner Maisonette - Carpentry updates
THE Shoe cabinet - current "must have" item in almost every regular Singapore family. Nowadays, many parents tell me that their children have many pairs of shoes! more than the parents themselves.
Slippers, sandals, gai-gai (aka going out)shoes, sport shoes and school shoes. So imagine where a 3 gen family stay, there's bound to be many many shoes...
Upstairs, one of the bedrooms is converted to an entertainment room
Downstairs, we have some display shelves for the missus collection of vodka bottles.
Need to fit at least 40 bottles here.
Last but not least...i give you the kitchen!

FSM says the stove has to be at that location, hence the need to buy an island hood instead of the usual wall mounted hood. The sink location is also fixed by the FSM.

Heard the family is planning to move in this weekend. Furniture is slated to come in this week too.
