3 Criteron - FINAL PHOTOS

3 Criteron

One of our recently completed condominium project in Yishun area. The couple is one of our past client who has sold their BTO flat and has requested for us to do up their new condo.  When we first gotten to know them, they just had their flat and now they have 2 bubbly and really active sons.

As it is a new condo, we strategized the areas that required more personalised spaces like the tv console with more book storage for their children, dining storage bench, full height storage for vacuum cleaners/brooms where we possibly can find.

We also concealed the existing DB closet and transformed it into a shoe closet, redid the kitchen configuration a little bit due to Fengshui requirements, added a bifold door to the utility room, some bathroom ledges in the shower areas as we reckon to add our signature shower alcove wall was a little too extensive for a new condo like this although our client really loved what we did for their previous BTO bathroom... click here.
We overlay the entire living and bedroom flooring because the couple loved our office flooring and didn't like the existing flooring that the new condo had. Overlay was definitely the first decision we made to save costs for the couple. We did a simple full height tv console for them with some open shelvings to house some photos, knick knacks and their quartz stone (fengshui).
The wife really like the brickwall idea so they asked where they could have one. Naturally the wall behind the sofa was the immediate location where we thought was suitable.
Little details like these added to the cozy home feeling! The couple had similar tastes to what we like too. A neutral palette with some wood touches. More white and grey tones in the home, like this cute elephant sitting on a grey fabric sofa.
For the dining area, we added a full wall storage with some open shelvings in case they want to house some pretty plates or bowls when serving dinner. So plates and bowls will never be too far away from the servery! They are just a hand stretch away.

A really long storage bench for sitting as well as storage. We love the pretty details here where we did for the storage bench.
The couple bought really lovely rose gold pendant lamps for the dining area. A vintage looking seiko wall clock. The dining table is extendable from castlery but it's not very comfortable to use, feedback from the husband. The extendable part is too low and his knee kept hitting against it.

We did some minor electrical works too...like the photo above, we shifted the powerpoints where the storage sitting bench was and integrate it here into the open shelvings.
Likewise for the TV console area, we redid the entire wiring cos this wall was originally meant for the sofa!!! The opposite long wall was where the tv point, data point and tel points were found. So we rewired the entire living room, added false ceiling and voila! The home owners got what they wanted.

Reno@Edgedale BTO - FINAL PHOTOS

Welcome to another one of our recently completed BTO flats at Edgedale Plains. Managed to take some really wonderful christmas home photos of this new place just before I popped!

Our couple has been waiting anxiously for their BTO for almost a good 4 years before they got their keys and we finally got down to work. The brief called for an island kitchen, spacious and bright. A dedicated laundry area. A full height shoe cupboard with tv storage wall space for display items. An alter that is close to the main entrance, walk in wardrobe with dresser, bay window storage and study desk for the mister and last but not least to leave one spare room untouched for future planning.

shoe closet with open shelf below

tv wall console storage with a mixture of glass display area, open shelf, cupboards and drawers, space for sound bar and players hidden by black glass panels

Living area with black track lights and haiku fan
Sofa from Cellini

subtle and simple design for the alter

Lots of storage drawers on one side of the island
Other side of island - space for 3 bar chairs and open shelves for recipe books and kitchen appliances

Kitchen proper finished in herringbone wood tiles, subway tiles backsplash topped with  a long continuous shelf that is lit with a strip of LED liights.
Kitchen countertop finished in silestone sourced by homeowner.
Customised 2 leaf door panel that leads to the walk in wardrobe and adjoining master.

hope everyone enjoyed the house tour!

Reno@Edgedale BTO - Kitchen countertop is here!

hello!
we are checking up on the progress here at our Punggol BTO flat. It's been a week now since the carpentry has started.  The kitchen countertop guys are here to install the countertop and so is our electrician, fixing up the powerpoints in the flat.
kitchen island lights are up and they look really nice! Throwing warm lights to the ceiling.
The TV wall console cum storage is up too and the bamboo haiku fan is installed as well. All the woody elements in the flat looks pretty well coordinated.
closer look on the herringbone wood tile flooring, tv console and bamboo haiku fan.
